Project Overview

The Views at Clarendon project is an innovative mixed-use, mixed-income development located approximately a half block west of the Clarendon Metro station in Arlington, VA.  The existing landmark steeple and church entry at the east end of the site, and the existing education building located at the opposite end, were preserved.  The existing building between those two components was replaced with three underground parking levels, a two-story sanctuary and church support space, and eight floors of apartment homes (116 units total).  This development is one of the first of its kind in the Washington metropolitan area, incorporating market rate and low income housing with worship and community components.

The all-masonry exterior of the project consists of over 220,000 brick in four colors, and over 2,200 pieces of cast stone.  A combination of half, full and jack brick arches are incorporated throughout the lower two church support floors, blending with the existing steeple construction.  The façade of the next six residence floors incorporate cast stone bands, recessed brick bands, and arches constructed of cast stone and brick.  The top two residence floors progressively step back from the lower floors, and include larger cast stone bands as well as glass fiber reinforced concrete (GFRC) trellises over each main entry.  Calvert Masonry installed all of the above components, along with the complete air barrier system.  Calvert also performed select masonry restoration (including tuckpointing, select brick replacement, limestone repairs and cleaning) at the existing steeple and education buildings.

The project faced several challenges.  Only two of the four exterior elevations are accessible from the street and ground, and one of those elevations was completely cut off from the street by a pedestrian covered walkway.  Foundations underwent re-design due to unsuitable soil and bearing conditions, which, combined with an unfavorable winter season, significantly delayed the concrete frame and start of exterior façade work.  Bozzuto Construction re-sequenced the project by installing windows ahead of the exterior masonry work, and leaving the tower crane on the project during the exterior façade phase to allow feeding of masonry materials to our mast climbing scaffolds from the outside.  Calvert Masonry also worked extensive overtime on the residential floor levels to assist in this schedule recovery.
