Park Chelsea – Phase 1 is a $100 Million, 13 Story Luxury Building located in the Capitol Riverfront Area of Washington, DC, overlooking the U.S. Capitol Building. The project consists of 433 Apartment Units on the top 12 Floors; an Outdoor Pool, Lounge/Grilling Areas on the Rooftop Level; Lobbies, Amenity/Retail Spaces and Indoor Lap Pool on the 1st Floor and Four Levels of below grade Parking.
The all-masonry exterior of the project consists of the following:
- Cast Stone and Decorative Roof Precast Panels – 4,000 pieces of Heads, Sills, Spandrels, Copings and Decorative Precast Panels
- Brick - 550,000 Brick in three colors which consisted of 150,000 Titan Size Brick, 350,000 Econo Size Brick and 50,000 Special Shape Brick
- Granite Base – 800 Pieces
- Minnesota Golden Buff Split Face/Honed Faced Natural Stone – 1,500 Pieces
- Ground Face/Split Face CMU Block – 4,000 Pieces
Calvert Masonry installed all of the above components, along with the complete Air Barrier System and over 70,000 each Backup CMU Block and Interior CMU Block.
The project faced several challenges, including -
- Extensive coordination and design assist with the Architect and General Contractor on all components of the exterior masonry façade.
- Scaffold setup, hoisting, stocking and feeding material to an exterior foot print of over ¼ mile.
- Rigging and installation of Cast Stone pieces with an average weight of 750 pounds (erected from inside the building) and Decorative Roof Precast Panels with an average weight of 5,000 pounds (Crane set with welded connections).
- Layout, coursing, bonding and installation of the Ground through 3rd Floors that incorporated Cast Stone, Brick, Granite Base, Minnesota Golden Buff Natural Stone and Ground Face/Split Face CMU to accommodate the very complex building geometry (e.g. radiuses, projections, multiple bond patterns).
- Maintaining an Exterior Façade Schedule of 10 to 15 days per floor.
